My approach inverts this entirely. I work with you before you commit — analysing the structural reality, the regulatory constraints, the realistic cost envelope, and the market ceiling of any renovation investment. So when you move forward, you do so with full technical clarity and a documented plan.

Share the property via the intake form. I review technical constraints, regulatory environment, realistic renovation scope, and financial ceiling. You receive a written report with a clear recommendation and roadmap.
This is not a design session — it is the audit that makes every design decision smarter. You leave knowing exactly what your property can deliver before committing a single euro to construction.
E2 — Layout Review
Once you have the technical picture, we explore what your space could become. In a focused 60–90 minute session we sketch together — testing layout options, discussing what you want to change and why, and identifying the variables that will shape the design. No technical drawings, no commitments. You leave with a hand-drawn spatial concept and a clear set of design decisions to make before we go further.
E3 — Site Survey & Design Development
We visit the property together. We measure every centimetre, inspect the structure, and verify whether what we explored in E2 is feasible on site. From here, full architectural drawings, energy optimisation, and permit preparation. Everything a contractor and the Gemeente need to execute with precision.
E4 — Design Sprint.
Three focused design sessions where we develop the project together. We refine the floor plan, explore material and mood direction, and build up to a 3D model so you can understand spatially what the renovation will deliver. Every decision is made with you, not for you.
Session 1: Updated floor plan options + moodboard interpretation Session 2: Adjusted plan + collage visualisations based on your feedback Session 3: SketchUp 3D walkthrough of the final spatial concept
You leave with a final floor plan, mood direction, and a 3D model of your future home.
E5 — Construction Drawing Package
We translate the approved design into a complete set of contractor-ready drawings. No client sessions required — you wait, we produce. The package covers everything a contractor needs to price and execute the project with precision.
Drawings included: existing as-built, demolition plan, new partition layout, lighting and electrical points, sewage and water supply, ventilation, bathroom tiling, kitchen layout, and key construction details.
Note: structural engineering calculations and permit submissions require a licensed structural engineer, engaged separately. Where required, we coordinate directly to ensure full alignment.
E6 & E7 — Scope of Works & Project Management
A comprehensive technical document that defines exactly what the contractor must do, how, and to what standard. This is your financial and legal shield during construction — and the foundation for everything that follows on site.
Once the Scope is in place, we represent you throughout the build. Contractor coordination, technical problem resolution, and budget control — ensuring the renovation is executed exactly as designed, on scope, to specification.
